What Is the Yellow House Registration Book?

The Yellow House Registration Book (Tor Ror 13)

  • Type: A house registration document for foreign nationals who have been granted permission to reside in Thailand temporarily, or who have been exceptionally permitted to stay in the Kingdom under special circumstances in accordance with the Immigration Act.
  • Appearance: Hard-covered yellow book
  • Eligibility: Individuals without Thai nationality
  • Residence Requirement: Must legally reside in Thailand within the permitted period and have a stable residence in the country

A key difference of the Yellow House Book is that it is issued only to foreign nationals—typically those married to a Thai citizen or foreign property owners who have their name legally registered as the owner.

Foreigners can apply at the District Office (Amphur) or Local Registration Office where the property is located. The process typically includes:

  1. Prepare all required documents
  2. Contact the district office to request household registration
  3. Fill out the Tor Ror 13 application form
  4. Submit all documents to the registration officer
  5. Attend an interview — house owner, foreign applicant, and two witnesses must be present

Most districts take 15–30 working days, depending on workload and location.

3. Document Translation & Legalization Requirements

All foreign documents must be translated into Thai and certified before submission. If documents are not translated and legalized by the Ministry of Foreign Affairs, they will be considered invalid—even if they are original documents.

Documents Requiring Translation & Legalization
  • Passport copy (certified by the applicant’s embassy in Thailand)
  • Foreign marriage certificate (must be certified by the Thai embassy in the issuing country)
  • Child’s birth certificate (if applicable)
  • Property ownership documents (if originally in English or another language)
